After a long winter, our Southeastern MI asphalt contractors get plenty of calls for driveway sealcoating.

If this is your first time sealcoating your driveway, you probably have many questions. As a driveway contractor, Allied Construction is here to help so you can make the best decision for your home or commercial property.

Here are answers to 5 of the most frequently asked questions we hear from our customers about asphalt sealcoating. If your question isn’t answered below, feel free to call our asphalt contractors!

Question #1: Why Should I Sealcoat My Driveway?

Answer: Protect your pavement and save money on repairs.

Sealcoating saves you money you would have otherwise spent on asphalt repairs. Asphalt driveway sealer protects pavement from rain, snow, sleet, and more by:

  • Retaining moisture content so asphalt doesn’t deteriorate
  • Blocking UV rays that can fade asphalt
  • Forming a hard barrier against automobile fluids that soften asphalt
  • Filling small voids to help pavement look even and level

If you plan on selling your home or commercial property in the near future, you may also want to consider blacktop sealer. This gives your driveway a rich black color like it had when it was first installed.

Question #2: What Kind of Weather Is Best for Sealcoating?

Answer: Warm and sunny.

To sealcoat a driveway properly, the ground and air temperatures need to be above 50 degrees. Even the best driveway sealer will fail if it’s applied in cold weather.

Be sure to check your local forecast before calling our asphalt contractors. Driveway sealer takes longer to cure with overcast skies and cool temperatures. Warm, sunny weather is best for asphalt sealcoating because it decreases the amount of time it needs to cure.

Question #3: Which Months Are Best for Sealcoating?

Answer: May–September.

As long as the weather cooperates, we offer asphalt sealcoating from May to September. However, there may be opportunities to sealcoat outside of these months if we experience unseasonably warm weather in late spring or early fall.

Unlike states farther south, Michigan has a short sealcoating season. We recommend you call our driveway pavers as soon as possible before demand for sealcoating skyrockets. 

Question #4: How Long Before I Can Use My Driveway Again?

Answer: Probably at least a day.

Actually applying a sealcoat doesn’t take too long, but you will have to wait for it to cure before you can use your driveway again.

If there’s low humidity when we apply the sealcoat, your driveway could cure in as few as five hours! However, we recommend waiting at least 24 hours before letting vehicles drive and park in your driveway.

Question #5: Does Sealcoating Repair Cracks?

Answer: Not exactly.

Sealcoating strengthens pavement so it’s less likely to crack in the first place. Although sealcoating does not repair cracks, you will need to schedule crack and pothole repair before we can start the sealcoating process.
