When Should I Start Driveway Sealcoating?

Allied Asphalt is a Southeastern Michigan asphalt specialist when it comes to residential and commercial asphalt paving and asphalt repairs and maintenance in Southeast Michigan.
When Should I Start Driveway Sealcoating?

The best way to avoid asphalt driveway repairs is to invest in sealcoating from our Southeastern MI asphalt contractors. Driveway sealer helps protect asphalt from rain, snow, sleet, ultraviolet (UV) rays, and automobile fluids.

From our past experience working with homeowners, we know you’ll end up saving money in the long run by paying for sealcoating now instead of asphalt repair later.

Here are the benefits of driveway sealcoating and when is the best time to take advantage of them.

Benefits of Driveway Sealcoating

Asphalt sealer protects your driveway from the elements, which saves you money in the long term. Many of the homeowners we’ve worked with who needed to prematurely replace their driveways didn’t invest in sealcoating, pothole repair, and other maintenance.

If you are planning on selling your house in the near future, you may want to consider asphalt sealcoating. Sealcoating also gives your asphalt driveway a rich black color that improves the curb appeal of your home.

Potential homebuyers start forming an opinion on your home as soon as they pull into your driveway. Why not help your driveway look well-maintained with a fresh coat of asphalt sealer?

Sealcoating protects pavement by:

  • Retaining moisture content so asphalt don’t deteriorate
  • Blocking UV rays that can fade asphalt
  • Forming a hard barrier against automobile fluids that soften asphalt
  • Restoring the rich black color of asphalt
  • Filling small voids to help pavement look even

Ideal Temperature for Sealcoating

At Allied Construction, we like to wait to apply blacktop sealer until both the air and ground temperatures are above 50 degrees.

Warm, sunny weather is best for asphalt sealcoating because it decreases the amount of time it needs to cure. Your driveway will take longer to cure with overcast skies and cool temperatures, which is why it’s worth checking the weather forecast before you schedule sealcoating.

It’s important that you give your driveway sealer enough time to cure before walking or driving on your pavement. Otherwise, even the best driveway sealer won’t protect your driveway from the elements the way it was designed. Once your driveway is cured, you’ll be able to drive and walk on it to your heart’s content.

Best Months to Attempt Sealcoating

The best months to start asphalt sealcoating depend on your geographical location. In Michigan, the sealcoating season is shorter than in places further south like Florida. For this reason, you’ll want to call our local paving contractors as soon as possible.

In general, we are able to sealcoat from the end of May through September. Keep in mind that there may be opportunities to sealcoat outside of these months if we experience unseasonably warm weather in the spring or early fall. Since demand for sealcoating increases in the spring, you’ll want to call us as soon as possible.
